With all the real estate information available to homeowners now via the internter, it's no wonder that so many decide to sell For Sale by Owner (FSBO).  Whether you sell your home as a FSBO, or through a real estate agent, is a personal choice.  Many people try FSBO and then list with an agent.  There are advantages and disadvantages to both.  However, you an minimize the disadvantages and maximize the advantages of either, by becoming an educated seller.

Advantages of selling a house on your own:

 

  • There are no brokerage fees.  You receive all the proceeds minus attorney and marketing costs.

  • You know better than anyone about your house and neighborhood.

  • If your equity is low, you can sell your house for less.

  • You are in charge!  You will be in total control of everything, including the price, advertising, whether to hold open houses.

  • Scheduling showings at your convenience.  See buyers by appointment and plan according for your home to be in "showing condition".

  • You can move at your own pace.

Disadvantages of selling a house on your own:

  • All marketing and advertising costs are your own.

  • You much handle all the paperwork and legalities on your own.

  • Homes that do get sold by their owners typically fetch lower prices than similar homes sold through Realtors.

  • Many buyers believe that if you are selling on your own and not paying a commission it is the buyer who should get the savings, not the seller.

  • Without all the tolls you may under price or overprice your home.

  • You do not have access to the MLS (Multiple Listing Service).  You must hunt for buyers one at a time.

  • You have to set aside valuable time in showing your home to multiple buyers.

  • If you are not skilled in negotiation, you may leave money on the table.  You must become knowledgeable in legal and financial issues to be most effective (and to protect yourself).

    The hardest part of being a FSBO is setting the price and getting the proper paperwork together.  Make sure you consult an appraiser to determine your house's worth and what you should set the price at.  Then hire a real estate lawyer to draw up the paperwork for you.  You may end up asking yourself "Is it worth paying someone else to handle the paperwork, advertising and showings on your property?"  If the answer is YES, give us a call.
